From April 2008, all the new buildings that are coming up in UK would require Energy Performance Certificate. The EPC would consist of the official rating given to the property by the Energy Performance Certificate Assessors. If you are planning to sell your home then also you need to get this certificate.

The certificate carries the rate given to the building on a scale of A-G. This rating depicts the energy efficiency of the property. An ‘A’ rating is considered as the best rating and means that the energy performance of that property is highly efficient and emits less carbon. On the other hand, a ‘G’ rating would mean just the opposite. In this case the carbon emitted by the property would be much higher and can cause harm to the environment.

If you are selling the building to a new buyer then you need to hand over the Energy Performance Certificate to him. Similarly, if you are renting out the property then your tenant should have access to the EPC of the property.
